Questions worth asking.

A few of the things new clients often don’t know to ask, about building an investment property and about working with an independent Owner’s Agent.

Do I need to have bought the land already?

No. Ideally we talk before you buy. Bloom’s first step is feasibility and site assessment: working out what a site can genuinely deliver, whether that’s a dual occupancy, a secondary dwelling, a subdivision, a small unit development or something else, and whether the numbers stack up before you commit. You buy the block. Bloom makes sure what you’re looking at will actually work.

Are you a builder?

No, and that’s the point. Building work in Queensland is licensed: your builder holds the licence, carries out the work, and is legally responsible for it, along with the site, the trades, safety and compliance. You contract with them directly.

Bloom’s role is the other side of that arrangement. Simone is your Owner’s Agent: engaged by you, paid by you, and representing only you. She has no stake in the construction and takes nothing from the builder, so there’s never a reason to defend the build, only to look after your interests in it.

So what does an Owner’s Agent actually do?

Before construction: advice on the build you’re considering, help with budgeting and feasibility, preliminary cost estimates so you know what a building contract is likely to say, quote and contract review, procurement support, and help appointing your building certifier.

During construction: acting as your authorised representative. That means reviewing payment claims before you pay them, attending inspections at your request, and liaising with the certifier, engineers and builder as required, so you always know where the project is up to and what’s coming. Where you want an independent check on quality, a third-party building inspector can be brought in.

What an Owner’s Agent doesn’t do is carry out, manage or supervise the building work itself. That belongs to your licensed builder. Bloom’s job is to make sure you understand what you’re signing, what you’re paying for and what you’re getting, and to say something when it isn’t right.

Isn’t that just a project manager by another name?

No. A project manager is engaged to organise and control the building work: directing trades, running the site, and answering for how construction is delivered. In Queensland that’s licensed work, and it sits with the builder.

An Owner’s Agent is engaged to represent the owner: to advise you, do the legwork, and act on your instructions. The distinction isn’t a technicality. It’s what keeps Bloom genuinely independent of the people building your project.

Why not just do it all myself?

You can, but between work, the paperwork and the trades, small missteps get expensive fast. Bloom keeps the project moving, catches the costly mistakes early, and turns a stressful process into one you actually understand.

What Bloom isn’t is someone you hand the project to and walk away from. The decisions stay yours, and the projects that go well are the ones where owner and agent work as a team. Every build hits speed bumps, and they get solved faster when we tackle them together.

What’s a “created duplex”, and why do it?

Rather than buy, demolish and start over, you keep the existing house and add a second, purpose-built dwelling to the block. The existing home keeps earning, or sells to fund the build, while the new dwelling lifts the total return of the site. You keep income across the project, and the build cost comes down.

How much of my time will it take?

Less than doing it yourself, but not none, and that’s deliberate. Bloom is your single point of contact from the first conversation to the final tenant, fielding the day-to-day questions and doing the legwork with everyone involved. The decisions stay with you, because it’s your money and your project. Your time gets used for the things that genuinely need you, and it gets used respectfully.

Do clients come back for more than one project?

Often, and that’s the goal. Simone would rather build a long relationship across several projects than take on one-off work. You finish a project understanding how it was put together, and the next one starts with someone who already knows how you think and what you’re building towards.

Is it all about the return?

The return matters, but it’s one part of the picture. Timing matters too, and so does where you are in your life: a three-year project is a very different proposition at 25 with a baby coming than it is at 55. Bloom looks at what a project will cost you in time, risk and attention, not only what it pays back, and will tell you when the higher-returning option is the wrong one.

How do your fees work?

There’s no quote on day one. Until you have a site, the scope keeps shifting, so an early figure is a ballpark, sharpened as the detail comes in. Once it’s clear, the fee is set and then held fixed, staged to suit the development’s milestones. Bloom takes no commissions and no referral fees, so every recommendation is made in your interest.
