Most consultants start after the land is bought. Bloom starts before that, with the site itself, then stays alongside you the whole way through.

You could take a build on yourself, but between work, the paperwork and the trades, small missteps get expensive fast. Bloom is an independent Owner’s Agent: one person acting for you, providing advisory, coordination and administrative support as you plan, procure and monitor your project, and translating the approvals into plain English.

Site assessment & feasibility
Before you buy, we work through what a site can genuinely deliver: orientation, access, the local systems and approvals, and what it would cost to build against what it would return. Often that means comparing several blocks and several project options side by side, down to a square metre rate, so the numbers point to the right one. You buy the block. Bloom’s job is to make sure it stacks up before you do.

Options & scope
With the block secured, we settle on what is actually being built. Every option gets costed and timed, and then the scope is locked. This is the most important moment in the project: once the scope is clear, everyone can be held to it, and clarity is what keeps a build on budget and on programme.

Design finalisation & tendering
From a locked scope, the detail gets built out: designers, engineers, surveyors, soil tests, contour surveys, covenants, and whatever else the block demands. With the design settled, it goes to the right builders for pricing, on a specification tight enough that what comes back can be compared easily. Every project is different, and some builders carry more of this in-house than others, so Bloom is the glue that holds the pieces together and fills whatever gaps are left.

Construction-phase support
Through construction we act as your authorised representative. That means reviewing payment claims against the contract, attending inspections at your request, and liaising with the builder, certifier and engineers as required. Where you want an independent check on quality, a third-party building inspector can be brought in. The licensed builder carries out and remains responsible for the work, so you stay informed without living in the detail.

Completion, handover & subdivision
We see it through to the finish: the final details chased down, subdivision where it applies, and the property handed over ready to rent and settle.

The role, precisely

An Owner’s Agent, not a builder.

An Owner’s Agent acts exclusively for the homeowner: independent advice, procurement help and coordination, and nothing else. Bloom is engaged by you and paid by you, under an agreement entirely separate to your building contract. Your licensed builder is engaged directly by you, and stays responsible for the building work itself: the trades, the site, the workmanship, safety and compliance.

That line matters, and it works in your favour. Because Bloom has no stake in the construction and takes nothing from the builder, there is never a reason to defend the build, only to represent you.
