Kept the existing home and added a brand-new dwelling to the rear, turning one house into two. The original home has sold; the new one is rented.

This is the strategy Bloom loves: rather than buy, demolish and start over, you keep the house that’s already there and add a second, purpose-built dwelling behind it. The existing home keeps earning, or sells to fund the build, while the new dwelling lifts the total return of the site.

Bloom was alongside the owner end to end: assessing what the block could take, shaping an efficient design, working through the approvals, and staying with the project until the new home had a tenant in it.

The challenge. Add a second dwelling without giving up the income or value already sitting on the block.

The outcome. Two dwellings on one lot: the front (existing) home sold and the new rear home tenanted, so the owner kept cash flow across the whole project and brought the build cost down.
